Crucially, each scheme will already have been reviewed and approved in principle by a tier-one bank or senior development lender, providing independent validation of viability, structure, and deliverability before any equity or JV capital is introduced.

Our Process.
1. Developer-Led Site Origination
We work with established developers to source development opportunities with strong fundamentals. Sites are assessed on location, planning status, market demand, delivery strategy, and exit assumptions.
2. Commercial & Financial Assessment
Each project undergoes a detailed commercial review, including cost analysis, programme assessment, funding structure, and exit strategy. This ensures the scheme is capable of supporting senior debt and equity participation on realistic assumptions.
3. Planning Secured & Ready to Start
Only sites with the benefit of planning consent and a clear route to commencement are progressed. This removes planning uncertainty and significantly de-risks execution.
4. Senior Lender Review & Approval
Before any opportunity is presented to JV or equity partners, the project is submitted to a tier-one bank or senior development lender. Indicative approval for development finance provides independent third-party validation of the scheme’s viability.
5. Rigorous Vetting
We assess sponsor capability, professional team strength, construction strategy, cost certainty, and exit robustness. Only projects that meet our internal standards are approved for capital introduction.
6. Structuring the Capital Stack
Once senior debt is agreed in principle, we structure the remaining capital requirement — whether through joint venture equity, preferred equity, or private capital — ensuring alignment between all stakeholders.
7. Legal Structuring & Exclusivity
Appropriate legal documentation is put in place between landowners, developers, lenders, and capital partners to ensure clarity, security, and alignment prior to funding.
8. Introduced to Joint Venture & Investment Partners
Only at this stage are opportunities introduced to our joint venture and investment partners. At this point, projects are planning-ready, finance-approved, and execution-focused.
